Conditional Reports
Prices from 50 € / £36 upwards
At Villas Espagnolas the distance between you and your holiday/rental investment will not be an issue. We aim to give you peace of mind and our Home Condition reports will do just that.
Our inspection reports will be provided twice a year (or quarterly if contracted) showing the ongoing condition of your property along with maintenance advice and suggestions to enhance the value of your investment.
Our Home Inspector will conduct a thorough inspection of your home, checking the condition of the following:
Roof, Gutters & Down Pipes.
Gardens, Patios & Walls
Pool Filter and Pump Equipment.
Air Conditioning Units
Water Heater
Smoke Detectors
Interior Paint-work
Shower Areas
Furniture
A comprehensive written report will be mailed or e-mailed to you. Digital photos can be provided upon request.
Our qualified staff will obtain estimates and these will be discussed with you. We will co-ordinate any work required in order to maintain the highest standards of your property. We will endeavour to quickly respond and efficiently perform any work required for the maintenance and repair of your property. |

House Keeping
"THE" most important aspect of any holiday home is its "cleanliness".
There is no point in you "the owner" spending thousands of pounds on the interior decor, only for you or your guests to find it dirty, broken, neglected or missing.
When you or your guests have vacated your property, we will ensure that it is thoroughly cleaned.
This will include:
Giving the property a thorough airing, sweeping, cleaning & dusting. Wiping all work surfaces & sanitising all bathrooms.
Washing and replacing all bed linens & towels.
Empty the fridge, freezers & cupboards whilst disposing of any rubbish that has been left.
We will also ensure that all furniture is examined for any damage or general wear & tear.
Check all security and electrical equipment, including lights, fans & air con are functional.
We will carry out a visual external check, including patio furniture and swimming pool.
Water inside & outside plants.
In fact everything is done that is required to professionally restore the property ready for your next guests to arrive, leaving everything in perfect condition.
(Owners who are letting will be required to provide an additional 2 sets of bedding and towels)
We will carry out any inventory of all items in the home ensuring that items are not lost, broken or stolen without due reimbursement from guests. We will let you know immediately when we identify a problem. With our company carrying out all work on your property personally there will be no doubt as to the loss or cause of damage. As a result all guests checked in by Villas Espagnolas will be required to pay a refundable security deposit and will be required to pay for any loss or damage.

Inventory Check
A member of the Villas Espagnolas team will visit your property and complete a full Inventory check of the property and compile a report with our findings. For our clients who have rental property with us we will take a £100 damage deposit from any customer booking. These funds will only be refunded back to them once we are satisfied that your property is left in the condition that is was prior to the booking.

Maintenance
Prices vary, please ask.
Where possible we will give your property the best of our attention, which is included in our charges however, from time to time it may be necessary to replace dead plants/trees or carry out other more detailed maintenance work. You will be notified if any of this additional work is required to maintain the appeal and marketability of your home.
We are able to offer garden design, landscaping and other building works tailor made to suit each individual properties needs.
These include:
Water features
Hard landscaping including Patios, walls etc..
Outside lighting
Timber decking and terracing

Preparation Visits
Preparation visits are ideally suited for property owners who have no other service needs however, would like their home prepared for themselves or guests on an occasional basis.
Prices = £ Sterling / Euro ~ per visit
Included in the Preparation Visit:
Air property and check temperature settings.
Check all electrical appliances are working.
Dust furniture and Sweep & Mop all internal floors.
Hose down patio furniture and patio areas.
Deliver Welcome pack. ( Additional cost depending on package requirements)

Pool Service
Prices from 50 Euros / 36 Pounds upwards

Throughout the year it is essential for your pool to be maintained. We ensure that the management of your pool will consist of the following checks every week:
Test the pH and Chlorine
Test Hardness & Alkalinity
Add Chlorine & add chemicals for balance when needed
Cleaning of filters and strainers.
Vacuum and brush the pool.
Check and top up pool water level.
Check pumps and lighting are working.
Our pool technician will leave a calling card each visit to advise guests that he has visited, that the pool has had chemicals added and when it will be safe to enter. Whenever guests are in your home we are always on call for pool problems 24 hours a day.
Although we make only a single visit to your property for the pool maintenance, we are often visiting your home for other reasons. During all visits we are always going to check to see if anything unforeseen has happened. |

Property Check
Property checks are provided for peace of mind. You may have neighbours keeping and eye on things in general but how sure are you that all security measures are in place and your property secure. With a Property check you can feel more assured that a detailed check on your investment is taking place at intervals to suit you. Property Checks can be occasional or weekly depending on your needs.
Prices = £ Sterling / Euro ~ per visit
Included in the Property Check:
External & Internal inspection for any damage or signs of disrepair.
Check of all windows, doors, shutters and any security system.
Check for any signs of infestation.
Damage found will be dealt with in one of the following two ways.
Damage that may impair the security of your property or add to any further structural costs will be dealt with immediately.
Other points of general maintenance will actioned on your request.
Both will be in the form of a report emailed to you promptly including digital photographs.

Spring Clean
Once a year we recommend that your property has a full Spring clean. We can carry this out any time of year to meet your needs however, prices will vary depending on the size of the property.
What's Included?
Clean and sanitise bathrooms and shower cubicles
Clean all kitchen cupboards (outside only unless cupboards are empty)
Clean all kitchen work surfaces
Clean kitchen appliances
Mop all tiled areas
Vacuum all curtains
Vacuum lamp shades
Vacuum mattresses
Make up beds with fresh linen (supplied by property owner)
Clean all bins
Dust all furniture
Dust ornaments
Wipe marks off light switches and doors
Clean windows.
Sweep & hose outside patio areas
Wipe patio furniture
Ensure light bulbs are working and replace bulbs as necessary (Supply to be left by owner)
Check gas bottle if applicable and replace if needed at cost
Check all electrical appliances are working
Report any findings to property owner
